Terms & Conditions

These Terms & Conditions govern your use of Stark Flow — the real estate application at stark-flow.com — and the public company and agent websites operated by Stark Company Realtors, a trade name of Stark Real Estate Operations, LLC ("Stark," "we," "us"), together the "Services." By using the Services or submitting an inquiry through them, you agree to these terms.

1. Use of the Services

You may use our websites to search property listings, save listings and searches, create a buyer account, and contact our agents. You agree not to use the Services unlawfully, to scrape or republish listing data, to misrepresent your identity, or to interfere with their operation or security.

2. SMS Terms

By providing your telephone number on one of our forms and agreeing to be contacted, you consent to receive calls and text messages, including automated messages, from Stark Real Estate Operations, LLC (Stark Company Realtors) and its licensed agents regarding your inquiry. These are one-to-one messages between you and your agent about the property or transaction you asked about.

Message frequency varies and depends on your conversation with your agent. Message and data rates may apply.

Consent to receive text messages is not a condition of purchasing, selling, or leasing any property or of receiving any service from us. Carriers are not liable for delayed or undelivered messages. Opting out of text messages does not prevent your agent from contacting you by telephone or email about a transaction already in progress.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All other categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

3. Property listings

Listing information is supplied by multiple listing services and other sources. It is believed reliable but is not guaranteed accurate and should be independently verified. Listings may be sold, withdrawn, or changed without notice. Square footage, lot size, taxes, school assignments and similar details are approximate. Nothing on the Services is an offer to sell or a solicitation of an offer to buy where such an offer would be prohibited.

4. Buyer accounts

If you create a buyer account to save listings or searches, you are responsible for keeping your password confidential and for activity under your account. Tell us promptly if you believe your account has been used without your permission. We may suspend or close an account that is being misused.

5. No professional advice

Content on the Services is general information only. It is not legal, tax, financial, lending, appraisal, or inspection advice. Consult an appropriate licensed professional about your own circumstances before making a decision.

6. Intellectual property

The content, design, software, and branding of the Services belong to Stark Real Estate Operations, LLC or its licensors and may not be copied, resold, or reused without our written permission. Listing data remains the property of its respective source and is provided under the terms of the applicable multiple listing service.

7. Disclaimer and limitation of liability

The Services are provided "as is" and "as available," without warranties of any kind, express or implied. To the fullest extent permitted by law, Stark Real Estate Operations, LLC is not liable for any indirect, incidental, or consequential losses arising from your use of the Services, or for the accuracy of listing data supplied by third parties.

8. Changes to these terms

We may revise these terms from time to time. The effective date at the top of this page shows when they were last changed. Continuing to use the Services after a change means you accept the revised terms.
